LCVS Enterprises bought the Dock Street building from Joshua Tetley Brewery in 1982 for the princely sum of £5!

The property can never be sold, it can only ever be gifted to an organisation with similar objectives, to those of LCVS Enterprises.

The newly converted building was officially opened by the Prince of Wales (now King Charles III) on 2nd December 1987.

As with Aire Street, grant funding of 75% was provided under the Urban Development Programme - alongside financial support of 25% from Leeds City Council. The money enabled the conversion of this Grade II listed Georgian red brick warehouse by restoring and re-configuring all internal floor spaces - in much the same fashion as Aire Street.

There are 29 managed offices and workspaces of differing sizes located over 4 floors, the average size of units is 350 sq. feet.

General services at Dock Street

  • Each unit has a share of 1GB of fibre broadband and onsite help.

  • Each unit is metered separately for the supply of electricity, each licensee being responsible for charges.

  • Passenger and goods lift and two stairways to all four floors.

  • Refuse and waste disposal weekly, recycling of batteries and printer cartridges and toner.

  • Year-round 24/7 access, secure fob entry access to premises and automated gated car park.

  • Amenities include male and female toilets on all floors and a disabled persons’ toilet and shower room on the ground floor.

  • Daily cleaning services to all common areas of the building.

  • Fire alarms and detectors approved and maintained fire escape routes, fire extinguishers and sprinkler systems.

  • Annual health and safety and risk assessments.

  • CCTV in operation.

  • Authorised parking and ANPR car park monitoring are in use 24/7.

  • Secure bicycle storage.

  • Fully maintained service contracts in place for all lifts, central heating and water boilers.

  • Both Aire Street and Dock Street have parking available for a limited number of licensees only however, both are just a short walk from Leeds rail and bus station and five minutes into the city centre and local shops and other amenities.

Our terms

LCVS Enterprises grants licenses of each workspace under a License Agreement. After a minimum 6-month agreement there is only a requirement to give one month’s notice should circumstances change. There are currently no Service Charges. Both buildings are managed in an identical fashion to provide accommodation for small enterprises - with help and advice available.
